Why Do I Need Renter's Insurance?

This is a great question that we are asked frequently in our leasing offices. Most property management companies require that their residents hold a renter’s insurance policy. Regardless of whether it is required or not, all renter’s should have it. This is why:

What if a candle tips over and catches your apartment on fire? What if your neighbor upstairs accidentally walks away from a plugged bath and causes a major flood? What if your neighbor starts a cooking fire and it spreads to your apartment?

Everyday these ‘what if’ scenarios occur in apartment communities. So, what happens if a ‘what if’ happens to you? Well, if you don’t have renter’s insurance, you may lose everything! Your neighbor doesn’t have to pay for your belongings and your landlord isn’t held responsible. In fact, without renter’s insurance, even in accidents that you didn’t cause, you are held responsible for replacing your possessions. And, even worse, if you are responsible for an accident that causes damage to the property, loss to others, or even causes injury to an individual, you could be held liable…even to the apartment owner! The only way to protect yourself and your belongings is by enrolling in a renter’s insurance policy.

Renter’s insurance policies are very inexpensive. Depending on where you live, and the policy you choose, you might spend less than $100 per year on a renter’s insurance policy. As an added service to our residents, Berger Rental Communities has partnered with a leading insurance company to offer residents pre-approved, low-cost insurance protection. The eRenterPlan insurance program is designed specifically for residents of professionally managed apartment communities and is automatically available to all of our residents. Even if renter’s insurance is not a requirement in your lease, it is an essential part of renting. If you do not currently have renter’s insurance, consider obtaining it, and hope that you never have to use it.

Just the other day, one of our residents in Chester County came to the leasing office looking for advice. She recently moved to West Chester from Baltimore, and had not had much time to explore. Her nephew was coming to visit her for the weekend, and she needed us to help her find a great seasonal attraction to take him to. We gave her our condensed list of local attractions. Lulu Shriner’s Haunted House Tour: This terrifying tour places you onboard a wagon for a ride through haunted woods, a spooky graveyard, and right to the front door of the House of Horror. Located in Plymouth Meeting, PA

The Bates Motel: The Bates Motel has been voted one of America’s best haunted attractions. The Bates Motel features a haunted hay ride, a haunted house, and a corn maze. Located in Glen Mills, PA

Jason’s Woods: One of the most popular haunted attractions in Lancaster County, Jason’s Woods features nine haunted attractions including a hay ride, Pirates Revenge 3-D, a mystery maze, Lost in Jason’s Woods, and more. Located in Lancaster, PA

Terror Behind the Walls at the Eastern State Penitentiary: This haunted house is inside of a former prison, where not all of the inmates checked out. This has been one of the most popular haunted attractions in the Philadelphia area. Located in Philadelphia, PA

Shocktoberfest Haunted Park: There are six haunted attractions within this park, featuring The Prison of the Dead, and the Biohazard Hay Ride. Located in Sinking Spring, PA

Arnold Scare World: Located inside of Arnold’s Family Fun Center, visit two intense, high action haunted houses. Located in Oaks, PA

Farmer’s Daughter Farm Market: While there is a haunted corn maze, visit this farm for non haunted activities as well, such as picking pumpkins in the pumpkin patch, a non-haunted corn maze, tractor-pulled hay rides, and wagon rides. Located in Spring City, PA

Highland Orchards: Family fun activities such as pick your own pumpkins and apples, a child-sized hay bale maze, and tractor-pulled hay rides. Located in West Chester, PA

Hurricane Hill Farm: A non-haunted attraction that features pick your own pumpkins, corn maze, straw maze, corn cannon, and tractor-pulled hay rides. Located in Coatesville, PA

Marlborough Valley Corn Maze: In addition to haunted attractions, enjoy the corn maze, horse-drawn hay rides, pumpkin patch, hay jump, corn box, and corn cannon. Located in Kennett Square, PA

Linvilla Orchards: A family favorite, which includes apple and pumpkin picking, train rides, corn maze, straw or hay bale maze, child-sized hay bale maze, tractor-pulled hay ride, pony rides, and a petting zoo. Located in Media, PA

Cherry-Crest Adventure Farm: Featured attraction is a huge, mind-bending maze designed in a corn field of five acres. Located in Ronks, PA

Northern Star Farm: Pick your own pumpkins, corn maze, haunted corn maze, hay rides, pony rides, and more! Located in Trappe, PA

Our first Alex's Lemonade Stand

      One of the many reasons why Berger Rental Communities is unique in the property management world is because we realize that property management has very little to do with apartments, and has everything to do with the amazing people who make their homes in these apartments. We are grateful to have the opportunity to make a positive impact in the lives of our incredible residents. We are able to create positive experiences for our residents because the 80 people who manage the company and our communities do not work as 80 individuals, but as a team. While one person can make a big difference, we feel that our community of over 3,400 residents and employees can make an enormous difference. Because of this, in early September, we began a company wide fundraiser for Alex’s Lemonade Stand Foundation for Childhood Cancer. As of today, we have raised $6,600 for the foundation!
      Alex’s Lemonade Stand Foundation emerged from a front yard lemonade stand of cancer patient Alexandra “Alex” Scott (1996-2004). At the age of 4, Alex announced that she wanted to hold a lemonade stand to raise money to help fund a cure for all children with cancer. Since Alex held that first stand, the Foundation bearing her name, a registered 501(c)3 charity, has evolved into a national fundraising movement that has raised more than $25 million towards fulfilling Alex’s dream of finding a cure, funding over 80 research projects nationally. We are so proud to be part of a team who will have a direct impact on the research that will one day lead to a cure for childhood cancer.
      On Saturday, October 24th, we hosted Alex’s Lemonade Stands in four locations to raise funds and awareness for Alex’s Lemonade Stand Foundation. Despite the rain, our events were very successful! Our next Alex’s Lemonade Stand will take place on Monday, November 2nd from 9:00 am – 6:30 pm in State College. My husband and I have lived here many years and the maintenance crew here has always done excellent work and helped us whenever we needed it. Toilet lever broke on 10/19 in the evening. I called on 10/20 at 8:11 am and asked if someone could fix it ASAP, and they were able to come out in short time and take care of the problem quickly. The service was fine.

Lived here about 3 years, Its been a great place. Although we are sad to be leaving we are also very excited that we are leaving because we are buying a new home J So excited and nervous at the same time. We came for the value and money, and shall miss getting out heat paid for. But stayed because well, it was convienent, but also because everyone was so wonderful and really just took away the stress of living somewhere. Whenever we needed something we were always greeted with a smile. We have seen a lot of improvements during our time here and im kind of wishing we got to stay to see them finish them all. (maybe I’ll come back from time to time and say hi to our neighbors)

My husband and I searched around this area for a few months before deciding to move into this complex. Goshen Terrace is above and beyond what we expected to find in a community. Not only is the staff friendly, helpful and knowledgable, the community itself has been rather impressive. While moving into our apartment a few weeks ago, we were approached by several residents, offering to help us! We were blown away. This is my first time renting in an apartment complex; my husband has lived in a few complexes throughout Chester County over the past five years and I can honestly say, hands down, this is the best complex ten times over.

A couple of things that we have noticed-there is always parking. We have never had trouble finding a parkisn spot convenient to our building entrance. While in our apartment, we cannot hear our neighbors. Granted, we are on the second floor and can’t comment on possible noise below. The grounds are impecibly kept. Although a small point, a convenient one-there are two dumpsters/recycling canisters within walking distance of our building. Where my husband lived before, it was a hike to take the trash out! We are also amazed at the zie of our apartment! We have plenty of space and the second bedroom is plenty big enough for him to feel like he has a makeshift “mancave” J The location could not have been more perfect for us either…two shopping centers with food stores right down the street, two Wawas, and a gas station on the corner…not to mention the MVP Bar & Grille and West Chester Diner within walking distance.

The only downside, if you want to call it that…I suppose it’s more like an inconvenience, is that turning left out of the complex onto West Chester Pike is a giant pain. I normally end up making a right and U-Turn at the next traffic light because the timing is never right when I’m leaving the complex.

Other than that, we are very excited to be living in this community and we would recommend it to anyone looking for a quiet, convenient place to live!
